This ground up-turn key 55,000 square foot R/D manufacturing building finds it’s home in the prestigious Innovation Park neighborhood of Oro Valley. Finished on time and on budget in December of 2013 the tenant, Securaplane, a leading supplier of avionics products for business, commercial, and military aircraft including airborne video cameras, security systems, emergency and main ship batteries, battery chargers, inverters, and wireless control systems has moved in and is thrilled with the building.

222 East Fifth Street

Within a six-month timeframe, MRWI completed this adaptive reuse renovation in May of 2014 as a build-to-suit corporate headquarters for Mister Car Wash, the nation’s largest and fastest-growing car wash owner-operator. Capitalizing on numerous economic incentives, this investment transformed a long dormant, half-demolished neighborhood eyesore into 25,350 square feet of Class A office space in Tucson’s hottest new commercial corridor, the downtown “Core”.

Hacienda Professional Office

Located in the prestigious river road corridor, this high-profile, free standing building has excellent frontage on River Road and is home to Banner Alzheimer’s Institute.  This ground up 15,000 sq. ft. build to suit sits on approximately two acres and was completed in February 2020.

In March of 2020 we were awarded the contract for a 2-story, 100,000 sq. ft. build-to-suit for the Arizona Department of Economic Security located on approximately 5.9 acres in Tucson,AZ.

MRWI renovated this 31,370 square foot building at 1601 W. Commerce Court, which is located in the southwest part of Tucson within Midvale Park Commerce Center.

MRW, Inc. and its investors purchased this well built, well located and well zoned property as a long-term investment with sights on redevelopment, but were able to sell within 12 months for better than expected return thanks in part to the 12.7 acre parcel which housed a 74,000 square foot building (formerly a cinema) with 1000 parking spaces. Fremont Street

Beginning in January 2012, MRWI renovated and rebuilt this two-story building to LEED specifications. This was a 100% cash equity investment. MRWI secured a 15-year lease (ten-year firm) on the 19,308 square foot building with a Government Services Agency, adding yet another conservative investment to investors’ real estate portfolio.

Palo Verde and Corona

This classic MRWI investment featured such conservative fundamentals as a single, credit tenant, long term lease and consistent cash flow. We were able to secure excellent financing having pre-leased the building for 15 years (ten-year firm) to a government services agency. Shortly after completing construction on this 63,000 sq. ft. office warehouse near Tucson International Airport in early 2012, MRWI took advantage of excellent “cap rates” and sold this property.

El Rio Community Health Center

El Rio Community Health Center

Located on East Golf Links near Kolb Road in southeast Tucson, this building houses a public health clinic for El Rio Community Health Center. This location, built and owned by MRW, Inc. and its investors, was the first LEED-certified “green” structure of its kind in Tucson. Innovative design and layout makes it possible for this building to comfortably serve 8,000 patients per year. Completed in August, 2009, El Rio signed a ten-year triple-net lease on the 14,200 sq. ft. building.

This was MRW, Inc.’s first site to utilize new industrial standard of 28-foot clear height, suitable for stacking products for distribution. Combined with location near freeway, these qualities ensure suitability to Phoenix users. SCP Pool Corporation signed a 10-year lease on 4/30/2007.

Carondelet Health Network Warehouse

Utilizing the new industrial standard 28-foot high-clear height, this building’s design and location provide current tenant with convenient record and equipment storage. Its Grant Rd./I-10 location with freeway access will continue to be key as Grant Rd. undergoes widening as part of an RTA project. A 10-year tenant lease was signed 12/31/2007.

Carondelet Health Northwest

Carondelet Health Northwest Ambulatory Building

Well located on West Orange Grove Road, close to Northwest Medical Center and surrounding mediplex in northwest Tucson, this 14,000 sq. ft. building on 1.86 acres was undertaken as a design/build venture. Construction was completed in August 2005. Continuous communication throughout the design and construction process proved to be effective in maintaining costs, meeting the specialized needs of the tenant surgeons and managing project timelines. Carondelet St. Mary’s signed a ten-year triple-net lease.

Green Valley Medical Building

Green Valley Medical Building

Located in Green Valley, a retirement town south of Tucson, this was the first building ever leased by the tenant, Carondelet Health Network. Built to suit by MRW, Inc., the 24,000-square foot building contains 14,000 square feet of doctors’ offices and 10,000 square feet of imaging facilities. Completed in 2005, the tenant signed a 10-year triple net lease.

Arizona Oncology

Arizona Oncology

Located at St. Mary’s and Silverbell Roads in Tucson, this building was built by MRW, Inc. and leased by Arizona Oncology for 15 years in March of 1999 for the purpose of treating cancer patients. The building has aged well. In 2010, tenant invested approximately $170,000 in replacing floor covering and paint.
